We are a relatively small family run business providing a more personal and individual service to landlords and tenants. A consistent and experienced person can take an overview of the property ensuring that the condition of the property will be maintained and maximise its letting potential.

We regularly check the condition of the property taking video footage of the property at the outset of each tenancy agreement with new tenants at no additional charge to the Landlord.  We charge a fee to landlords of 10% on rental income plus VAT currently 20% for full management and rental collection. Void periods are normally very short if at all due to our marketing strategies. Rental income is transferred on the day it clears directly from the Client Account into the landlord’s bank account once fees and incidental expenses have been deducted and statements provided monthly.

We produce a comprehensive inventory list for each property at no additional cost to the Landlord. Landlords are kept informed of the condition of their property during and between tenancies. We arrange for routine or emergency maintenance to be carried out up to an agreed figure beyond which we make direct contact with landlords and quotations are provided as required. Cleaning, garden maintenance, electrical safety checks, Energy Performance Certificates and gas safety certificates are arranged as required and the costs deducted from rental income unless otherwise arranged. 

We advertise primarily by our website, Zoopla, internet, Yellow Pages and the property supplements in the Cambridge News and To Let boards at the property 

We offer a competitive service for tenants including a 24 emergency mobile number for out of hours emergencies only. We arrange viewings credit reference potential tenants and guarantors if applicable and arrange the signing of a shorthold tenancy agreement normally for twelve months initially. We hold deposits of the equivalent of 1.5 months rent in a Tenant Deposit Client Account in conjunction with Tenancy Deposit Solutions Ltd now trading as mydeposits until we have checked the condition of the property and found that the inventory is in order and confirmed utility bills have been settled. We will allow for normal wear and tear. No interest is payable to landlords or tenants on monies held in the Client Accounts. 

We ask landlords to enter into an agreement with Lilicroft Lettings for the duration of a tenant living at the property written termination of which would be at least two months. The property management side of the business has been a natural offshoot of the property maintenance business which has been built up over 25 years of trading.
